Roompal
Payments, Subscriptions & Refund Policy
Roompal sells two things: listing credits for landlords and Renter Premium for renters. Both are bought through the Apple App Store or Google Play. Rent, advance, deposits and short-stay payments are paid directly to the landlord, not to Roompal. This policy forms part of the Roompal Terms of Service.
1. Payments between renters and landlords
- Roompal does not collect, hold or transfer rent, advance, deposits or stay payments. You pay the landlord directly, using the method you agree on (for example GCash, Maya, bank transfer or cash).
- The landlord records the payment in the app so both of you have the same record. A record in the app is not proof that money changed hands; keep your own receipts.
- Roompal currently charges renters no booking fee or service fee. If that changes, we will show the fee before you confirm and update this policy first.
- Any refund of rent, advance or deposit is owed by the landlord, under the lease and the law, and is paid by the landlord.
- Where the Rent Control Act (RA 9653) applies, a landlord may ask for no more than 1 month of advance rent and 2 months of deposit. Roompal enforces these limits on listings and leases.
2. Short-stay (transient) cancellations
These rules apply to bookings of transient spaces unless the listing states a stricter rule that the law allows.
| Who cancels | When | Renter gets back |
|---|---|---|
| Renter | 48 hours or more before check-in | The full amount paid |
| Renter | Less than 48 hours before check-in | Nothing |
| Landlord | Any time | The full amount paid |
The landlord pays the refund directly to the renter. If a landlord does not pay a refund they owe, report it to us and we may act on their account.
3. Listing credits (landlords)
- Every landlord account gets 5 free credits once.
- Publishing a listing uses 1 credit and keeps it live for 14 days. Renewing it for another 14 days uses 1 more credit.
- Boosting a listing to the top of search uses 1 credit for 3 days, 2 credits for 7 days, or 4 credits for 14 days.
- Credits are sold in packs of 1, 5 and 10 through the App Store or Google Play, at the price the store shows before you pay.
- Credits have no cash value. You cannot sell, transfer or exchange them for money. They do not expire while your account is open, and they end when your account is closed.
- Credits used to publish, renew or boost are not returned if you take the listing down early, rent the unit out, or have the listing removed for breaking our rules.
- If we end a boost or a listing because of an error on our side, we will return the credits used.
4. Renter Premium
- Renter Premium is an auto-renewing subscription, sold monthly or yearly through the App Store or Google Play. The price is shown in the app before you subscribe (launch price: ₱199 per month or ₱1,990 per year).
- Premium includes: your applications shown first to landlords, application analytics (such as whether a landlord has viewed your application), 10 InMail messages per monthly cycle (unused InMail does not roll over), priority support, and no ads in the app.
- Your subscription renews automatically at the end of each period unless you cancel at least 24 hours before it renews.
- Cancel in your App Store or Google Play subscription settings. You keep Premium until the end of the period you paid for.
- Premium is linked to your Roompal account. Apple Family Sharing does not extend it to other people.
- We may change Premium features or prices. A price increase applies only from your next renewal, and the store will ask for your consent where it requires it.
5. Refunds for App Store and Google Play purchases
- The store processes your payment, so refund requests go to the store under its own rules. For Google Play, request a refund in your Google Play order history. For the App Store, request one at reportaproblem.apple.com.
- If the store refunds a credit pack, we remove those credits from your balance. If you have already used them, your balance may go below zero, and you will need to buy credits before you can publish again.
- If the store refunds a Premium payment, Premium ends for that period.
- If you were charged but did not receive your credits or Premium, contact roompal.ph@gmail.com with your store receipt and we will fix it.
- Nothing in this policy limits your rights under the Consumer Act of the Philippines (RA 7394) or other law.
6. Promotions and free grants
We may give free credits or free Premium days as a promotion, a referral reward or a goodwill gesture. These have no cash value, may carry their own terms, and may be withdrawn if obtained through fraud or abuse.
7. Taxes
Prices shown by the stores include any VAT the store collects. Landlords are responsible for their own taxes on rent and other income they receive.
